Terms of Service

Rules for access, payments and use of the Telegram alert service.

Last updated: April 4, 2026. These terms apply to the website at immo-tracker.living and to the related Telegram bot through which apartment alerts, trials and paid plans are activated.

What the service actually provides

  • The service monitors configured rental sources and forwards filtered alerts to Telegram.
  • The service is an alerting and routing tool. It does not guarantee listing accuracy, apartment availability, landlord response or rental success.
  • Source coverage, scraping cadence and delivery quality may change when external portals change their websites, block access or remove listings.

Accounts and access

Access is tied to the Telegram account that uses the bot

  • Trials and paid plans are activated for the Telegram account that starts the bot and completes the activation or payment flow.
  • You are responsible for keeping control of your Telegram account and for providing correct account or payment details when contacting support.
  • You may not share paid access, attempt to duplicate activations or interfere with the service.

Plans and billing

Prices, plans and activation

  • The website and bot may offer a 7-day promotional access route, a 14-day plan and a 30-day plan. The current prices shown at checkout apply.
  • For digital goods and services sold inside Telegram, checkout may be handled through Telegram Stars, as required by Telegram's payment rules for in-app digital sales.
  • Activation begins when the order is successfully confirmed and applied to your Telegram account.

Trial and renewals

Free access is limited and paid access is time-based

  • Free or promotional access may be limited to one use per user or campaign route.
  • Paid plans grant access for the stated duration only. Unless explicitly stated otherwise, paid access does not renew automatically.
  • When a plan expires, access to future alerts may stop until a new plan is activated.

Refunds and withdrawal

Payment issues, cancellations and consumer rights

  • The service is activated as soon as payment is confirmed, so delivery starts immediately after activation.
  • If you believe you were charged incorrectly, were charged twice, or access was not activated at all, contact support@immo-tracker.living without delay.
  • Statutory consumer rights, including any mandatory withdrawal rights that apply under the law of your country of residence, remain unaffected. Refund requests are reviewed case by case in light of the activation status, the period already used and mandatory law.

Availability and support

No uninterrupted availability promise

  • The operator aims to keep the service available, but temporary interruptions, source outages, anti-bot blocks, Telegram delivery issues and maintenance windows can occur.
  • Support is available via support@immo-tracker.living and the published support routes on the website or in the bot.
  • The operator may suspend or terminate access in cases of abuse, fraud, chargeback risk, platform misuse or serious violations of these terms.

Liability

Reasonable limits for an alerting service

  • The service is provided with reasonable care, but external listing content and portal availability are outside the operator's control.
  • The operator is not liable for missed rental opportunities, third-party listing changes, landlord decisions or downtime caused by external providers, except where liability cannot be limited under mandatory law.
  • Nothing in these terms excludes liability for intent, gross negligence, fraud, injury to life, body or health, or any other liability that cannot be excluded by law.

Law and disputes

Applicable law and consumer dispute statement

  • Unless mandatory consumer law provides otherwise, these terms are governed by the law of Ukraine, excluding conflict-of-law rules.
  • If you are a consumer in the EU, mandatory consumer protection provisions of the country where you habitually reside remain unaffected.
  • The operator is not willing and is not obliged to participate in dispute resolution proceedings before a consumer arbitration board.
